Every first-time buyer I talk to is shopping the same thing.
One door. Under $800K. Detached if they can stretch to it, a townhouse if they cannot. They line up behind nine other buyers for the same house and hope their offer is the one that gets picked.
Meanwhile there is a whole category of Hamilton property sitting on the market with almost nobody bidding on it. Legal three and four unit buildings, the kind you will find among Hamilton investment properties right now.
Here is why they are sitting, and why that is the opening.
The sellers are boxed in
The investors who own these buildings are in a tough spot right now. Values are down, so they cannot refinance and pull equity out the way they planned. Rents have flattened. Some of them need to sell just to clean up a portfolio that has taken a beating for a couple of years.
That is a seller with real reasons to make a deal.
For you, the buyer, that means fewer competing offers, real room to negotiate, and conditions that actually get accepted. The exact opposite of the bidding war you face on a single family house.
What changes in the math
When you buy a legal triplex and live in one unit, your tenants carry a meaningful share of the payment. Your effective housing cost can drop below what the single family house would have cost you every month.
I am not going to hand you a projection I have not run with real numbers, and you should not trust any post that does. The honest way to do this is to sit down with two actual current Hamilton listings, put real market rents, real current rates, and realistic vacancy and maintenance into one spreadsheet, and look at the single family house next to the triplex side by side. If you want to see how we walk through this kind of comparison in more detail, the math nobody runs before they give up on moving up covers the same principle from a different angle.
When you run it that way, the picture usually surprises people.
The part most buyers miss
Fast forward three years. Now you have operating history. You have tenant experience. You own a building that qualifies for financing on its own income.
Your second purchase gets easier instead of harder. That is how a first home turns into $2M of Hamilton real estate over time instead of one house you are still paying off alone.
Who this is wrong for
Be honest with yourself here.
If the idea of a tenant calling you at 10pm makes your stomach drop, a triplex is not your play. If your down payment is tight and you have no cushion for a vacant month, it is not your play yet either. Multi-unit ownership is a real job on top of your real job, and it is not for everyone.
One more thing that matters more than anything else on this page. A building operating as three units is not always zoned or permitted as three units. That is the single most common way first-time investors get hurt in Hamilton. Legal duplex, triplex, and fourplex status has to be verified before you write anything. Never take the seller's word for it.
What to do about it
If you are pre-approved and shopping single family right now, get a second opinion before you write an offer. Twenty minutes to run both numbers side by side, on real listings, with real rents, is the cheapest insurance you will ever buy on a six figure decision.
