An operator first. A salesperson second.
Sandy bought his first investment property in Oshawa in 2012 and has been buying, renovating, and operating real estate ever since. He became a full-time realtor in 2014 and quickly built a reputation as one of Ontario's go-to voices for investors.
He has since built and owns multiple real estate companies. Found Spaces Realty Group on the sales side, Found Spaces Property Management on the operations side, and a handful of investment vehicles holding income properties across the GTHA. Most of the advice his clients get has been pressure-tested on his own portfolio first.
In 2021 he opened a brokerage in Vaughan and grew it past 100 agents in year one. In 2026 his team joined Real Brokerage to plug into Real's technology stack, agent equity model, and continent-wide footprint.
Canada's #1 real estate investing podcast
Sandy co-hosted the Breakthrough Real Estate Investing Podcast for years, growing it past 2 million downloads and Canada's top spot for real estate investing content. The show interviewed hundreds of full-time investors, builders, lenders, and operators across the country, breaking deals down to the dollar.
That experience is baked into how Found Spaces works with investor clients today. You are not getting a script. You are getting the patterns Sandy has heard from thousands of real deals, applied to your specific situation in Hamilton, Burlington, or Niagara.

How Sandy thinks about real estate
Sandy treats real estate as a wealth-building tool first and a transaction second. Most of his clients are not buying or selling once. They are building a portfolio over years, layering in a primary residence, a duplex, a small multifamily, sometimes a winery or a luxury home along the way.
The work is about leverage. The right financing, the right zoning, the right tenants, the right team. Get those four right and the property does the heavy lifting for you. Get them wrong and no amount of hustle saves the deal.
"We build platforms, systems, and opportunities so more people can create freedom and generational wealth through real estate. That is the whole job."
Off the clock
Sandy is a faith-based Christian and believes the work should serve people well, period. That belief shapes how he leads, advises, and shows up for clients, team members, and the wider community.
Outside the office, Sandy is an avid golfer and former competitive player, a lifelong Toronto sports fan, and a traveller whenever the calendar allows. His favourite role is at home with his wife Kate and their three pets. Family, growth, and a full life outside of work are what most of the business is built to support.
Sandy also supports multiple charitable efforts, with a strong focus on housing initiatives and faith-based endeavours that give back to the communities where his clients live, invest, and work.
